New Jersey DSCR Loans for 1–4 Unit and Small Multifamily Rentals

TL;DR

New Jersey investors can finance rentals with a DSCR loan that qualifies on the property's rent compared with its full payment, including New Jersey's heavy property taxes, instead of personal tax returns. Loan Daddy LLC, a broker, arranges these business-purpose loans through wholesale lender partners for non-owner-occupied homes, 2–4 unit buildings and 5–10 unit buildings statewide.

Close in as little as 14-21 days when all documents are submitted on time. Typical closing is about 30 days.

New Jersey has dense, older rental housing, strong rents near New York and Philadelphia, and some of the highest property taxes in the country. Those taxes can decide a DSCR (debt service coverage ratio) file, because the ratio compares rent with principal, interest, taxes, insurance and HOA dues. New Jersey also has statewide tenant protections that shape how an investor-owned rental operates. This site covers both, along with the two- to four-family and small multifamily buildings common in North and Central Jersey.

Why investors use DSCR Loans New Jersey

  • Tax bill first

New Jersey taxes can decide a DSCR file. We start every scenario with the actual municipal bill, not a guess.

  • Rent, not tax returns

The property qualifies on its rent against the full payment. Qualification focuses on the property’s rental income.

  • Built for two-families

Stacked two- and three-families, rowhouses and 5–10 unit walk-ups: the buildings New Jersey investors actually own.

  • Shopped, not lent

Which New Jersey markets do DSCR investors target?

Orientation only, not appraisal or investment advice. Figures are Census ACS 2024 1-year estimates and HUD FY2027 Fair Market Rents; each is a general market benchmark, not a loan offer.

[Newark and Essex County](/markets/newark). Newark's median home value is $396,600 and its median gross rent is $1,475 (ACS 2024). HUD's FY2027 Fair Market Rent for the Newark area is $2,233 for a two-bedroom and $2,785 for a three-bedroom. Two- and three-family houses make up much of the city's rental stock, so the 2–4 unit programs come up often. Newark has municipal rent control, which matters for projected rent increases.

[Jersey City and Hudson County](/markets/jersey-city). Jersey City's median value is $571,700 and its median gross rent of $2,182 is one of the highest in the state. The FY2027 two-bedroom Fair Market Rent for the Jersey City area is $2,792. Strong rents meet high prices and taxes, and with the city's STR rules, investor properties there are underwritten as long-term rentals.

[Paterson](/markets/paterson), [Elizabeth](/markets/elizabeth) and the North Jersey cities. Paterson (median value $387,400, median gross rent $1,650) and Elizabeth ($518,100 and $1,632) are dense multifamily markets. Both have median real estate taxes paid at or near the top of the ACS reporting range, so the tax line drives the ratio there.

[Trenton](/markets/trenton) and [Camden](/markets/camden). Trenton's median value is $232,100 and Camden's is $159,800, with median gross rents of $1,390 and $1,284 (ACS 2024). Lower prices with Philadelphia-area and state-capital rental demand appeal to ratio-focused investors. Property condition, insurability and lender minimum loan amounts all need early review.

The Shore. Monmouth-Ocean ($2,283 two-bedroom Fair Market Rent) and Atlantic City-Hammonton ($1,899) have seasonal and year-round rental demand. Flood insurance and local rental ordinances weigh heavily on Shore properties.

What New Jersey landlord rules affect DSCR financing?

Not legal advice. Confirm with the municipality and your own counsel.

  • Anti-Eviction Act (N.J.S.A. 2A:18-61.1). Removing a residential tenant generally requires one of the statutory grounds. Owner-occupied premises with no more than two rental units are exempt, but investor properties are not. When you buy a tenant-occupied property, you take on the existing tenancies.
  • Security deposits. A deposit cannot exceed one and one-half months' rent. New Jersey's Security Deposit Act also governs how deposits are held and how interest is handled, and it requires return within 30 days after the tenancy ends, less itemized deductions. The Department of Community Affairs publishes landlord guidance, including the Truth in Renting statement landlords must distribute.
  • Lead-safe certification. Pre-1978 rental dwellings need a lead-based paint inspection at tenant turnover or every three years, unless exempt.
  • Jersey City STRs. STRs are permitted only in qualifying owner-occupied homes, and each one needs a city permit. An investor-owned property will not qualify.
  • Municipal rent control and CO requirements. Many New Jersey municipalities have rent control ordinances and require a certificate of occupancy or rental registration when tenants or owners change. Check the specific town.

Lenders generally underwrite New Jersey rentals on the in-place lease or market rent, so rent control can limit future rent growth even when the current DSCR works. More in New Jersey landlord rules for DSCR borrowers.

What should New Jersey investors budget for taxes, insurance and older buildings?

Taxes come first. Statewide, the median real estate taxes paid is $9,358 a year. Medians run from $2,368 in Camden to $9,126 in Jersey City and the top of the ACS reporting range ($10,001) in Paterson and Elizabeth (ACS 2024; general market benchmark, not a loan offer). Use the actual municipal bill and the current assessment, and check whether a reassessment or revaluation is coming. Our property tax guide shows how.

Insurance follows. Older two- and three-family homes may need updated electrical, plumbing and heating to be insurable at a reasonable cost. Shore properties and areas along the Passaic, Raritan and Delaware rivers often sit in FEMA flood zones, and Hurricane Sandy (2012) is still a reference point for coastal flood underwriting. Pre-1978 rentals add the cost of lead inspection and any remediation. All of these expenses go into the PITIA that the DSCR is measured against or into your reserves.

2–4 unit DSCR vs. 5–10 unit DSCR vs. commercial multifamily: which fits a New Jersey building?

New Jersey's housing stock is full of two- and three-family houses and small apartment buildings, so the unit count often decides which financing applies.

Which financing fits the building (qualitative)
2–4 unit DSCR5–10 unit DSCR (small-balance)Larger commercial multifamily

The jump from four units to five changes how a lender looks at the building. It moves from a residential-style file to an income-property review in which operating expenses, vacancy and rent-controlled units matter more. We arrange 2–4 family DSCR loans and 5–10 unit DSCR loans on this site through wholesale partners.

How do I send a New Jersey DSCR scenario?

[Apply for a DSCR loan on this site](/apply). The form asks how the property will be occupied; only business-purpose, non-owner-occupied investment property qualifies. Include the address and municipality, the price or value, the leases or rent roll, the current tax bill, insurance quotes (with flood coverage where it applies), the lead-safe or certificate of occupancy status, the loan amount and the borrowing entity. What do New Jersey investors ask about DSCR loans?

Can I get a DSCR loan for a New Jersey rental?

Yes, for business-purpose, non-owner-occupied investment property. Wholesale DSCR programs cover New Jersey single-family homes, 2–4 family buildings, warrantable condos and, through small-balance programs, 5–10 unit buildings. Each lender sets its own credit, reserve and equity requirements, and the rent has to support a payment that includes New Jersey taxes. Loan Daddy LLC is a broker, not a lender. We compare wholesale programs that cover the New Jersey county and property type.

How do New Jersey property taxes affect DSCR?

A lot. The tax is part of the full monthly payment the rent has to cover. New Jersey's statewide median real estate taxes paid is $9,358 a year, about $780 a month, and some cities run higher (ACS 2024; general market benchmark, not a loan offer). A high tax bill can turn a property with strong rent into a low DSCR, so use the actual municipal bill. Check for upcoming reassessments and confirm whether the seller's bill reflects any owner-occupant deductions that will not carry over to you.

Do New Jersey tenant laws affect an investor rental?

Yes. New Jersey's Anti-Eviction Act generally requires statutory good cause to remove a residential tenant. Its main exemption is for owner-occupied buildings with no more than two rental units, which does not apply to a DSCR-financed investor property. Expect long tenancies and plan your exit around them. That steadiness can help when a lender reviews the rent. Many New Jersey cities, including Newark and Jersey City, also have municipal rent control ordinances. Check the city before projecting rent increases.

Can I finance a New Jersey short-term rental with a DSCR loan?

Rarely in the big cities. Jersey City allows STRs only in qualifying owner-occupied homes, which rules out DSCR-financed investor properties. Shore towns set their own seasonal rental rules, and some DSCR programs accept vacation-rental income where it is lawful. Lenders count STR income only from a lawful use. See short-term rental DSCR for how lenders treat seasonal and STR income.

Do I need lead-safe certification on a New Jersey rental?

Probably, if the building was built before 1978. New Jersey requires lead-based paint inspections of pre-1978 rental dwellings at tenant turnover or every three years, whichever comes first, unless the unit is exempt. A lead-safe certification is valid for two years. Budget for the inspection, and for remediation if it is needed, before you close. The Department of Community Affairs explains the requirements and exemptions. Many towns also require a certificate of occupancy when a rental changes hands or tenants.

Can I live in the property?

Can I live in it? No. DSCR loans arranged on this site are for business-purpose, non-owner-occupied investment property only. That includes 2–4 family houses, where you cannot occupy one of the units. You will sign occupancy and business-purpose statements. An owner-occupied two-family purchase is a consumer mortgage, which this site does not arrange. This also means the Anti-Eviction Act's owner-occupied exemption will not apply to your property.

Do you publish New Jersey DSCR rates?

No. Wholesale lender partners price each New Jersey file on credit, leverage, DSCR, property type, loan size and that day's market, so we do not advertise pricing. Send a scenario through the application and we will show you the options that actually fit your property. Ask for total closing costs, including New Jersey title and transfer-related costs, along with the pricing.

Is Loan Daddy a New Jersey lender?

No. Loan Daddy LLC (NMLS #2827624) is a mortgage broker, not a lender. New Jersey DSCR loans are arranged with wholesale lender partners, who underwrite and fund them.

Can I finance a Newark two-family with a DSCR loan?

Yes, if neither unit will be occupied by you. The lender underwrites the combined rent against the full payment, including taxes.

Can I refinance a renovated New Jersey rental into a DSCR loan?

Often, yes, once it is leased and it meets the lender's seasoning rules for using the new appraised value. Cash-out proceeds have to go to business purposes.

Can a New Jersey LLC be the borrower?

Usually yes, with personal guarantees and the entity documents and good-standing certificate in order.

Do Shore rentals qualify?

They can, if the property is a business-purpose rental you will not use personally, local rental rules allow it, and the lender accepts the property type and any seasonal income. Flood insurance is often required.
