Short-Term Rental DSCR Loans in New Jersey

TL;DR

Short-term rental DSCR loans can work in New Jersey Shore towns where local rules allow seasonal or vacation rentals and the lender accepts the income. In the big cities they rarely work: Jersey City, for example, allows STRs only in qualifying owner-occupied homes, which rules out DSCR-financed investor properties.

How lenders count short-term rental income

A short-term rental DSCR loan uses the same ratio as any other DSCR loan: income divided by PITIA. The difference is where the income figure comes from. Lenders use one or more of these, and each program has its own rules:

  • Operating history. Twelve months or more of booking platform statements or bank deposits for the property.
  • Appraiser projections. Some programs accept a short-term rental income analysis from the appraiser or a third-party data provider.
  • Long-term market rent. Some programs ignore STR income altogether and qualify the property on long-term market rent.

Lenders count STR income only from a lawful use. If a municipality bans or restricts short-term rentals, that income does not exist for underwriting purposes.

Where New Jersey STRs can and cannot work

The Shore

Shore towns in Monmouth, Ocean, Atlantic and Cape May counties have deep seasonal rental traditions: summer weekly rentals, shoulder-season monthly rentals and year-round leases. Each town sets its own rules, from registration and inspection requirements to minimum stay lengths. Some DSCR programs accept vacation-rental income where it is lawful. See Monmouth & Ocean Shore and Atlantic City.

Jersey City and the big cities

Jersey City permits short-term rentals only in qualifying owner-occupied homes, with a city permit. An investor-owned property financed with a business-purpose DSCR loan will not qualify, so these properties are underwritten as long-term rentals. Other North Jersey cities have their own ordinances; check before projecting STR income anywhere.

Seasonality and the ratio

Shore income is lumpy. A house might earn most of its gross from Memorial Day to Labor Day and sit empty or rent monthly the rest of the year. Lenders using history look at annual totals; lenders using projections may haircut them. Either way, the annual income has to cover twelve months of PITIA.

Example with user-style inputs: a Shore cottage grossed $54,000 over the last year after platform fees, or $4,500 a month on average. Taxes are $9,600 a year ($800 a month), hazard and flood insurance $6,000 a year ($500 a month). If P&I on your quote is $2,600, PITIA is $3,900 and the DSCR is about 1.15. Some programs subtract a management or expense factor from STR income first, which would lower that figure.

Insurance and flood on Shore properties

Flood insurance weighs heavily on Shore underwriting. Many barrier island and bayfront properties sit in FEMA flood zones, and Hurricane Sandy (2012) is still a reference point for coastal underwriting. Get a flood quote and an elevation certificate early. Short-term rental use may also require a different hazard policy than a standard landlord policy.

Compare the strategies directly on STR vs LTR DSCR, then apply with your booking history or projection.

Questions New Jersey investors ask

Can I use short-term rental income to qualify for a DSCR loan in New Jersey?

Sometimes. Some programs accept documented or projected STR income where the use is lawful, typically in Shore towns that allow seasonal rentals. Others qualify on long-term market rent only.

Can I run an investor-owned Airbnb in Jersey City with a DSCR loan?

No. Jersey City allows short-term rentals only in qualifying owner-occupied homes, which excludes business-purpose investor properties.

Can I use a Shore rental myself part of the summer?

No. Loans arranged on this site are for business-purpose rentals you will not use personally. A home you use yourself is not eligible.
