Blanket loan or several individual loans
There are two broad ways to finance a group of rentals with DSCR programs.
- Blanket (portfolio) loan. One note secured by several properties. One closing, one payment, one maturity date. Combined coverage is usually what matters. Release provisions spell out what you must pay down to sell one property.
- Individual loans, coordinated. Each property gets its own DSCR loan, often from the same wholesale lender, closed together or in sequence. Each one must clear the ratio on its own, but you can sell or refinance one without touching the others.
Which is better depends on the properties and your plans. A blanket structure can rescue a property that does not cover on its own; individual loans keep your options open.
Combined coverage with New Jersey taxes
New Jersey taxes vary so much between municipalities that a portfolio often contains both easy and hard properties. Combined coverage blends them.
| Property | Monthly rent | Monthly PITIA | Stand-alone DSCR |
|---|---|---|---|
| Camden County single-family | $1,900 | $1,450 | ≈ 1.31 |
| Essex County two-family | $3,600 | $3,350 | ≈ 1.07 |
| Passaic County three-family | $5,100 | $5,200 | ≈ 0.98 |
| Portfolio total | $10,600 | $10,000 | ≈ 1.06 |
On its own, the three-family falls short. Combined, the portfolio covers. Lenders will still look at each property's condition, rent support and title, and some will exclude properties that do not meet minimum standards.
Release provisions and mixed locations
If you plan to sell one property out of a blanket loan, the release terms matter as much as the pricing. Typical provisions require paying down a set amount above that property's allocated loan balance and confirming the remaining properties still meet coverage. Read them before you sign.
Portfolios that cross state lines, or mix New Jersey with New York or Pennsylvania rentals, narrow the list of wholesale lenders. Tell us everything that is in the portfolio up front.
What to send for a portfolio scenario
- A schedule of real estate owned: address, units, rent, current loan balance, taxes and insurance for each property.
- Leases or a rent roll for each property.
- Entity documents for every LLC on title.
- Your goal: cash-out, consolidation, rate-term or purchase.
Then apply here. For larger single buildings, see 5–10 unit DSCR loans.
Questions New Jersey investors ask
Can I finance several New Jersey rentals with one DSCR loan?
Yes. Blanket portfolio DSCR loans secure several properties under one note, usually tested on combined rent against combined payment.
Can one weak property be carried by stronger ones?
Often, in a blanket structure where coverage is tested across the portfolio, though lenders still review each property's condition and rent support.
