2–4 Family DSCR Loans in New Jersey

TL;DR

A 2–4 family DSCR loan finances a New Jersey two-, three- or four-family rental on the combined rent of all units against the full payment. You cannot live in any unit. These buildings are the backbone of rental housing in Newark, Paterson, Elizabeth, Jersey City and Bayonne, so the program comes up constantly.

Why 2–4 family matters in New Jersey

Walk almost any older street in Essex, Hudson, Passaic or Union County and you will see stacked two-families, three-deckers and side-by-side duplexes. They were built for workers in the region's factories, ports and rail yards, and they still house a large share of renters. For an investor, they offer more than one rent check under a single roof, which helps a DSCR ratio when taxes are high.

Residential DSCR programs treat one to four units as residential property. The appraisal is a residential appraisal with a rent schedule, the borrower can be an individual or an LLC, and the income test is gross rent against PITIA. Five units or more moves you to 5–10 unit DSCR.

Combining rents across units

The lender adds up the rent for every unit. For leased units it uses the leases (often the lower of lease and market); for vacant units it uses the appraiser's market rent. That combined figure is compared with the payment.

Example: three-family, user-style inputs (not a loan offer)
ItemMonthly amount
Unit 1 lease$1,700
Unit 2 lease$1,750
Unit 3 market rent (vacant)$1,800
Gross rent$5,250
P&I from your quote$2,900
Taxes ($13,200 per year)$1,100
Insurance ($3,360 per year)$280
PITIA$4,280
DSCR$5,250 ÷ $4,280 ≈ 1.23

The occupancy rule

House hacking (buying a two-family and living in one unit) is a popular strategy, but it is an owner-occupied consumer purchase, not a business-purpose DSCR loan. If you or a family member will live in any unit, this site cannot arrange the financing. You will sign occupancy and business-purpose statements at closing, and misstating occupancy is a serious matter.

It also matters for tenant law: the Anti-Eviction Act exempts owner-occupied buildings with no more than two rental units, but that exemption does not apply to an investor-owned two-family.

Condition, insurance and code items on older multi-family houses

  • Separate systems. Appraisers and insurers like separate heat and electric service per unit. Shared boilers and older panels can raise insurance costs.
  • Egress and legal unit count. An attic or basement unit that is not legal will not count. Lenders and appraisers rely on the legal unit count from the municipality.
  • Lead-safe certification. Most of these houses predate 1978, so plan for lead inspections at tenant turnover.
  • Certificate of occupancy. Many towns inspect each unit on sale or tenant change.

Questions New Jersey investors ask

Can I get a DSCR loan on a New Jersey two-family?

Yes, as long as neither unit will be occupied by you or your family. The lender underwrites the combined rent against the full payment.

Do illegal basement units count toward rent?

No. Only legal units recognized by the municipality count toward the unit count and the rent.

Is a four-family residential or commercial for a DSCR loan?

Up to four units is generally treated as residential. Five or more units moves to small-balance commercial underwriting.
