Why investors do a rate-term DSCR refinance
- Exiting a short-term loan. Many New Jersey investors buy with a bridge or hard money loan, renovate, lease up and then refinance into long-term DSCR financing. See DSCR vs hard money.
- A balloon coming due. Seller financing or a commercial note with a balloon date can be retired with a rate-term DSCR loan.
- Changing the structure. Moving from an adjustable product to a fixed one, changing the term, or moving title into an LLC where the program allows it.
- Freeing up personal debt-to-income. Rentals financed with income-documented loans count against your personal ratios; a DSCR loan qualifies on the property.
What the lender reviews
The structure mirrors a purchase: rent from leases or the appraisal's market rent schedule, divided by the new PITIA. Because the property is already leased, lenders often want copies of current leases and sometimes evidence that rent is being collected, such as bank deposits.
Worked example: a single-family in Monmouth County rents for $3,200 on a year-round lease. Taxes are $10,800 a year ($900 a month), insurance plus flood is $3,600 a year ($300 a month). If the new loan's principal and interest is $1,750, PITIA is $2,950 and the DSCR is about 1.08. If you could pay the balance down to bring P&I to $1,500, the ratio rises to about 1.19.
New Jersey timing notes
If you are refinancing out of a short-term loan, start early. Lease-up in a rent-controlled town, a certificate of occupancy inspection, lead-safe certification and a renewed insurance policy all have to line up before the refinance closes, and short-term loan extensions are often expensive.
Also check the tax bill. Renovated properties are sometimes reassessed, and an added assessment can arrive after you finish work. Use the figure the lender will see.
Questions New Jersey investors ask
Can I refinance out of hard money into a DSCR loan in New Jersey?
Often, yes, once the property is leased and meets the lender's seasoning and condition requirements. The rent must cover the new full payment.
Is a rate-term DSCR refinance different from cash-out?
Yes. Rate-term pays off existing financing and closing costs without giving you cash beyond small allowances; cash-out increases the loan to pay you equity for business use.
