Atlantic County at a glance
- HUD Fair Market Rent, Atlantic City-Hammonton area, 2-bedroom
- $1,899 per month
The Fair Market Rent covers the whole Atlantic City-Hammonton metro, from inland towns to the barrier islands, so it describes a typical year-round two-bedroom, not a beach block in Margate.
Neighborhoods and property types
Atlantic City itself has older rowhouses and small multi-family buildings in the neighborhoods off the boardwalk, high-rise condominiums along the beach and Marina district, and a mix of single-family homes in areas such as Chelsea and Venice Park. Ventnor, Margate and Longport, down-island, are more single-family and seasonal. Brigantine to the north has a mix of year-round and summer homes. Inland, towns such as Egg Harbor Township, Galloway and Pleasantville are mostly year-round suburban rentals.
Condos are a big part of the Atlantic City market. Lenders review each condominium association's finances, reserves, insurance, investor concentration and any litigation, and some buildings are not warrantable. Ask about this early.
What drives demand
- Casinos and hospitality. The resort industry employs a large workforce that rents year-round.
- Healthcare. AtlantiCare and other providers are major regional employers.
- Education. Stockton University's Atlantic City campus brings students and staff to the city.
- Seasonal tourism in the down-island and Brigantine beach towns.
- Federal aviation research at the FAA William J. Hughes Technical Center near the airport.
Flood insurance and storm exposure
Atlantic City and the down-island towns sit on a barrier island, and much of it is in FEMA flood zones. Flood insurance can be a major part of the payment. Get an elevation certificate and a flood quote first, and add it to the DSCR calculator alongside the tax bill and hazard insurance.
Seasonal income and local rules
Down-island towns have strong summer rental demand, but each sets its own registration, inspection and occupancy rules. Some DSCR programs accept vacation-rental income where it is lawful; others qualify only on long-term market rent. If you are relying on seasonal income, bring your booking history. See short-term rental DSCR.
Year-round rentals in Atlantic City and inland Atlantic County are underwritten like any long-term rental, on in-place leases or market rent. The statewide Anti-Eviction Act applies to investor-owned properties. Not legal advice.
Atlantic County scenarios
- A leased condo near the boardwalk, where warrantability and condo dues decide the file.
- A Ventnor duplex with summer and off-season income, matched to programs that accept seasonal history.
- A small portfolio of inland single-family rentals refinanced together (portfolio DSCR).

An Atlantic County example with user-style inputs
A leased two-bedroom condo near the boardwalk rents for $1,900 a month. Condo dues are $520 a month, taxes are $4,200 a year ($350 a month) and the unit owner's insurance policy is $600 a year ($50 a month). If your quote shows principal and interest of $850, PITIA is $1,770 and the DSCR is about 1.07.
The dues are the swing line here, the way taxes are in North Jersey. A building with lower dues, or a dues increase coming, changes the ratio quickly, and the association's finances also decide whether the building is warrantable at all. Ask for the condo budget and any planned assessments before you write an offer.
Questions New Jersey investors ask
Can I get a DSCR loan on an Atlantic City condo?
Often, if the building is warrantable for the lender and the rent covers the payment including condo dues, taxes and insurance. Some buildings do not qualify.
Is Atlantic City rental income seasonal?
Much of Atlantic City proper has year-round renters tied to hospitality and healthcare jobs. The down-island beach towns are more seasonal.
