DSCR Loans vs Hard Money Loans for New Jersey Investors

TL;DR

Hard money is short-term financing built around a property's value and a renovation plan; a DSCR loan is long-term financing built around a leased property's rent. Many New Jersey investors use both: hard money to buy and renovate, then a DSCR refinance once the property is rented.

When hard money makes sense

Hard money fits when the property is not ready to rent: it needs a renovation, it is vacant, or it will not pass a certificate of occupancy inspection as is. A DSCR lender wants a rentable, insurable property; a hard money lender is comfortable with a project. Hard money is also used when timing is tight and the investor plans to refinance soon.

The cost is that hard money is short-term and usually more expensive. If the renovation runs long, extensions add cost. In New Jersey, municipal inspections, lead-safe certification and permit close-outs can add time, so build slack into the schedule.

When a DSCR loan makes sense

A DSCR loan fits when the property is leased or ready to lease and you plan to hold it. It qualifies on the rent against the full payment, including New Jersey's heavy tax bills, and it replaces short-term risk with a long-term structure. See New Jersey DSCR loans.

Using both: the refinance exit

The most common pattern is sequential: buy and renovate with hard money, lease the property, then refinance into a DSCR loan. The refinance has to clear the DSCR lender's seasoning rules, appraisal and ratio. Plan the exit before you take the hard money loan.
