Legality comes first
Lenders count short-term rental income only from a lawful use. Jersey City allows STRs only in qualifying owner-occupied homes, which rules out investor properties. Other cities and many Shore towns have their own registration, inspection and minimum-stay rules. Check the ordinance before you model STR income.
Seasonality and the ratio
A Shore STR might earn most of its income in summer. Lenders using history look at the annual total against twelve months of PITIA, and some apply an expense factor first. A long-term lease produces a steadier, more predictable figure. A property that covers comfortably as an LTR is often an easier file than one that only covers as an STR.
Some owners split the year: a summer season plus an off-season lease. Lenders differ on how they treat that. Bring both the booking history and the lease.
Which to choose
We do not give investment advice, but the financing question is straightforward: if the town allows STRs and you have documented history, an STR program may count more income. If not, qualify as an LTR. Read short-term rental DSCR in New Jersey, see the Monmouth & Ocean Shore page, and apply with the numbers.
Questions New Jersey investors ask
Can I use short-term rental income for a DSCR loan in New Jersey?
Where it is lawful and the program accepts it, yes, typically with booking history or an STR income analysis. Otherwise lenders qualify on long-term market rent.
Is an LTR or STR easier to finance?
Long-term rentals generally have a broader lender pool and steadier income figures. STR financing is narrower and depends on local rules.
