Camden DSCR Loans and the South Jersey Rental Market

TL;DR

Camden pairs the lowest median home values among New Jersey's larger cities with comparatively low tax bills and rental demand from health systems, universities and Philadelphia commuters. The ratio often looks good on paper; condition, insurability and lender minimum loan amounts are what need early review.

Camden's median tax bill is a fraction of the statewide median of $9,358. Combined with low prices, that can produce strong DSCR ratios. But the same factors that keep prices low (older housing, vacancy on some blocks, uneven condition) are the ones lenders and insurers examine.

Housing stock

Camden's housing is largely brick rowhouses and twins, with some larger homes in neighborhoods such as Fairview, a planned early-20th-century village, and Parkside. Cramer Hill, East Camden and Waterfront South each have their own mix. Much of it predates 1978, so lead-safe certification is part of the plan.

Rowhouses share party walls, so the condition of the houses on either side matters too. Appraisers and insurers notice a vacant or fire-damaged neighbor, and a roof leak next door can become your problem. Walk the block, not just the house, before you make an offer.

Most Camden DSCR deals are single-family rowhouses, sometimes several at once. Small two-to-four unit conversions appear too (2–4 family DSCR).

What drives demand

  • Health systems. Cooper University Health Care and other providers are major employers.
  • Universities. Rutgers University–Camden and other campuses bring students and staff.
  • Philadelphia access. The PATCO Speedline and the Ben Franklin and Walt Whitman bridges connect Camden to Center City Philadelphia.
  • Waterfront redevelopment and corporate office investment in recent years.

Condition, insurance and loan size

On a low-value property, condition can decide the file. Lenders want the home rentable and safe at closing, and insurers may decline or surcharge older or vacant properties. Get an insurance quote early.

Many DSCR programs have minimum loan amounts that a single low-priced Camden rowhouse may fall below. Financing several properties together as a portfolio DSCR loan is one way to reach a workable loan size. Investors who buy, renovate and then refinance should read refinancing a renovated New Jersey rental.

Taxes and local rules

Even with lower median taxes, use the actual bill: some properties carry abatements or have been reassessed after renovation. The statewide Anti-Eviction Act applies to investor-owned rentals, and the city has its own registration and inspection requirements. Confirm what applies before closing. Not legal advice.

Camden scenarios we see

  • Purchase of a leased rowhouse, where the in-place lease sets the rent.
  • Rate-term refinance out of a renovation loan after a full rehab.
  • Portfolio refinance of several rowhouses to meet minimum loan size and pull business-purpose cash.

A Camden example with user-style inputs

A leased rowhouse in Fairview rents for $1,450 a month. The tax bill is $2,400 a year ($200 a month) and insurance is $1,560 a year ($130 a month). If your quote shows principal and interest of $780, PITIA is $1,110 and the DSCR is about 1.31, a ratio that would be hard to find in North Jersey.

The catch is the loan size: a loan small enough to produce $780 of principal and interest may fall below some wholesale minimums. Two or three similar rowhouses financed together can reach a workable balance while keeping the combined ratio strong. See portfolio DSCR loans for how combined coverage works.

Questions New Jersey investors ask

Why do Camden DSCR ratios look so strong?

Low prices and low median tax bills mean a smaller payment relative to rent. Lenders still review condition, insurability and loan size closely.

Can I finance several Camden rowhouses together?

Yes. A portfolio or blanket DSCR loan can combine several properties, which also helps reach lender minimum loan amounts.
