When cash-out DSCR fits
If your existing loan is small relative to the property's value, or you want to consolidate into one long-term loan, a cash-out DSCR refinance gives you a lump sum and a single payment, qualified on the rent. In New Jersey, remember that the larger loan has to be covered by rent after the heavy tax line.
When a line of credit might be considered
If you have a first loan with terms you want to keep and only need occasional access to cash, a line of credit behind it is one idea investors raise. Lines on non-owner-occupied property are less common and usually depend on personal income. This site does not arrange them; we focus on business-purpose DSCR financing.
Business-purpose use either way
Cash-out DSCR proceeds must be used for business purposes: buying or improving investment property, reserves or business debt. Plan the use before you apply. Then run the numbers in the calculator and send the scenario.
Questions New Jersey investors ask
Can I get a HELOC on a New Jersey rental property?
Some lenders offer lines on non-owner-occupied property, usually qualified on personal income. This site arranges business-purpose DSCR loans, including cash-out refinances, rather than lines of credit.
Does a cash-out DSCR refinance pay off my current mortgage?
Yes. The new, larger loan pays off the existing first loan, and the difference, after costs, is paid to you for business use.
